Bathroom remodel cost in the Bay Area depends on more than room size. A full-room renovation, a shower replacement and a tub-to-shower conversion involve different work. Plumbing changes, waterproofing, tile coverage and concealed damage can make two similarly sized bathrooms very different projects.
Our remodeling project minimum is $15,000. This is a minimum project size, not the price of a complete bathroom or a quoted shower-conversion package. We provide free on-site estimates to define the work for your property. Water damage and mold remediation have no minimum project amount.
How Much Does a Bathroom Remodel Cost in the Bay Area?
Be Free Developments’ typical full bathroom remodeling prices range from $20,000–$40,000 with the existing layout, depending on bathroom size, selected finishes and installation requirements. Finish materials and permit fees are additional. Projects involving layout changes, plumbing relocation or structural work start at $30,000, with an additional charge for plans.
| Full bathroom remodeling project | Typical price, excluding finish materials and permit fees |
|---|---|
| Small bathroom, existing layout | $20,000–$28,000 |
| Medium bathroom, existing layout | $25,000–$30,000 |
| Large bathroom, or bathroom with a walk-in shower and separate tub, existing layout | $30,000–$40,000 |
| Bathroom with layout changes, plumbing relocation or structural work | Starting at $30,000 |
These are Be Free Developments’ planning ranges, not a Bay Area market average or a fixed quote. Finish materials, permit fees and plans for layout or structural changes are additional. Final pricing depends on your agreed scope and existing conditions.
What Is Included in Our Bathroom Remodeling Price?
Our full-remodel scope includes design and submission of plans and permit applications. For a like-for-like bathroom remodel that keeps the existing layout, preparation of plans is included as well. Your written estimate will identify the demolition, preparation, waterproofing, installation, plumbing and electrical work included for your bathroom.
Finish Materials Are Purchased Separately
The ranges above exclude tile, vanity, countertop, faucets, shower fixtures, toilet, bathtub and shower glass. Selected finishes can also affect installation costs: larger tiles, detailed patterns and specialized fixtures may require more preparation or labor even when you purchase the materials separately.
Permit Fees and Plans for Layout Changes
Permit application and plan submission are included; city and agency permit fees are not. Projects involving layout changes, plumbing relocation or structural work carry an additional charge for plans. We identify the required planning scope and associated charges in your project-specific estimate.

Full Bathroom Remodel or Shower-Only Work?
A complete bathroom renovation can include demolition, shower or bathtub work, vanity, toilet, tile, flooring, fixtures, lighting and ventilation. A shower-only proposal may leave much of the room untouched. Before comparing bathroom renovation costs, list which components each estimate includes and what must be repaired around them.
What Affects Tub-to-Shower Conversion Cost?
The existing footprint, drain location, plumbing, shower base, waterproofing, tile and enclosure all affect the conversion scope. Discuss controls, storage and access needs before ordering materials. A walk-in shower and a curbless shower are not automatically the same construction scope; curbless entry requires a feasibility assessment for the existing floor and drainage.
Key Bathroom Cost Factors
- Layout: retaining fixture locations and relocating plumbing require different levels of work.
- Tile and preparation: surface condition, coverage, pattern, substrate and waterproofing affect installation.
- Fixtures and finishes: vanity, countertop, faucets, toilet, shower fittings and glass need coordinated selections.
- Electrical and ventilation: lighting, outlets and exhaust requirements should be reviewed for the project.
- Concealed conditions: leaks, damaged framing or affected surrounding materials may require a revised repair scope.
- Approvals and access: permits, inspections, deliveries and property access affect planning.
Does a Small Bathroom Mean a Small Budget?
Less floor area can reduce some material quantities, but a small bathroom still requires plumbing coordination, preparation, waterproofing and installation. Custom layouts and fixture changes may introduce work unrelated to square footage. Define your storage and access priorities first, then compare options against the full scope.
What Should the Estimate Include?
Ask about demolition, hauling, preparation, labor, finish materials or allowances, plumbing and electrical work, waterproofing, permit responsibilities, inspections and exclusions. Identify customer-purchased items and delivery responsibilities. Confirm how changes and concealed conditions will be documented and reviewed before additional work.
Be Free Developments accepts owner-supplied finish materials with coordination. Eligible showroom contractor pricing varies. Verify dimensions, compatibility and quantities before ordering; purchasing materials early does not replace a coordinated construction plan.
What If Water Damage Is Found?
Discuss known leaks before finalizing your scope. A damage-related repair and an optional finish upgrade should be identified separately. Our bathroom remodeling page includes a completed Newark bathroom renovation following water damage. For an active leak or affected materials, review water damage restoration and call directly for emergencies.
