Kitchen remodel cost in the Bay Area depends on the work behind the finishes as well as the cabinets and countertops you choose. A like-for-like replacement and a kitchen with a new layout, relocated plumbing and a larger window need different estimates. This guide helps you define those differences before comparing proposals.

Be Free Developments offers free on-site estimates. Our remodeling project minimum is $15,000. That is a minimum project size, not a quoted price or typical total for a complete kitchen renovation. A property-specific estimate is needed for a reliable budget.

01

How Much Does a Kitchen Remodel Cost in the Bay Area?

Be Free Developments’ typical full kitchen remodeling prices range from $32,000–$60,000 with the existing layout, depending on kitchen size, design and installation requirements. Finish materials and permit fees are additional. Kitchens involving layout changes, plumbing relocation or structural work start at $40,000, with an additional charge for plans.

02

What Is Included in Our Kitchen Remodeling Price?

Our full kitchen remodeling scope includes demolition, cabinet and countertop installation, flooring installation, plumbing and electrical work as specified in your written estimate. Design and submission of plans and permit applications are included. Preparation of plans is also included for a like-for-like kitchen remodel that keeps the existing layout.

Finish Materials and Appliances Are Purchased Separately

The ranges above exclude cabinets, countertops, backsplash tile, flooring materials, sink, faucet and appliances. Your selections can also affect installation costs: cabinet configurations, countertop details, tile patterns and appliance requirements may change the labor and preparation needed even when the products are purchased separately.

Permit Fees and Plans for Layout Changes

Permit application and plan submission are included; city and agency permit fees are not. Plans for projects involving layout changes, plumbing relocation or structural work carry an additional charge. We identify the required planning scope and associated charges in your project-specific estimate.

03

Which Kitchen Scope Are You Comparing?

Finish and Fixture Updates

Identify the cabinets, countertops, flooring, lighting and fixtures to replace, and which items will stay. Keeping the layout does not automatically remove all plumbing, electrical or preparation work. The estimate should state demolition, disposal, installation and any necessary repairs.

Complete Kitchen Replacement

A full kitchen renovation may involve demolition, cabinets, countertops, backsplash, floors, lighting, plumbing fixtures and appliance integration. Confirm what happens to surfaces exposed when old materials are removed and whether finish materials are included or owner-supplied.

Layout, Island, Wall or Window Changes

Moving a sink, changing appliance locations, adding an island or modifying openings can introduce additional trades and permit requirements. Ask for a project-specific assessment before treating structural or system changes as a minor allowance.

04

What Drives Kitchen Renovation Cost?

  • Cabinetry: configuration, storage accessories, dimensions and construction affect scope and installation.
  • Countertops: material, fabrication, edges, seams, cutouts and installation need to be coordinated.
  • Systems: plumbing, electrical and ventilation changes depend on the proposed layout and existing conditions.
  • Preparation: demolition, disposal, substrate repairs and concealed damage can affect the work.
  • Selections: flooring, tile, fixtures and appliances introduce compatibility, delivery and installation requirements.
  • Access and approvals: property access, required permits and inspections affect planning and scope.
05

Does a Small Kitchen Always Cost Less?

A smaller room can use fewer finish materials, but it still needs a coordinated design and trade sequence. A small kitchen remodel involving relocated services or custom storage may be more involved than a larger room with a straightforward replacement scope. Compare actual work rather than square footage alone.

06

How Should You Compare Estimates?

Ask each contractor to price the same scope. Confirm labor, demolition, hauling, finish materials or allowances, appliance installation, permit responsibilities and exclusions. List owner-supplied items clearly. Ask how additional concealed conditions or changes will be documented and approved before extra work proceeds.

Separate must-have work from optional upgrades. Discuss a contingency appropriate to the property and scope rather than assuming every concealed surface is ready for installation. Do not compare an installation-only allowance with a complete renovation proposal as if both include the same work.

07

Can You Purchase Your Own Finishes?

Yes. We coordinate customer-purchased cabinets, countertops and other finishes. Confirm dimensions, quantities, compatibility and delivery timing before ordering. Eligible partner-showroom contractor pricing varies by showroom and product; it is not a guaranteed discount on every selection.

Your space. Your next chapter.
